Property in Notting Hill: A desirable London location

With this year’s Notting Hill Carnival fast approaching, which is one of the liveliest and vibrant events in the London calendar, it seems appropriate to comment on the benefits of buying a home or investment in Notting Hill.

The area was thrust into the limelight upon the release of the film ‘Notting Hill’ in 1999, the well-known rom-com where Hugh Grant runs a travel bookshop on the famous Portobello Road and falls hopelessly in love with Julia Roberts. Other films have also been recorded in this part of London; Love Actually, Alfie and Bridget Jones to name but a few.

As well as playing host to movie stars on set, many celebrities have set up home here over the years including Richard Branson and Elle Macpherson, David Cameron also owns a house on Lansdowne Crescent – a stones throw away from the up-market boutique stores and eateries on Westbourne Grove; Notting Hill continues to be exceptionally popular for home buyers and tourists alike.

Notting Hill offers an entirely unique, yet well established blend of chic and bohemian lifestyle. Following the redevelopment of Docklands in the 80’s and 90’s, Canary Wharf became home to some of the worlds largest financiers headquarters and with the journey time between Notting Hill Gate and Canary Wharf of just 30 minutes, it enticed city workers to consider Notting Hill their home. The short commute from Canary Wharf also encourages investors into the area keen to secure a corporate tenancy for their properties.

With regards to property prices, per sq ft values can vary from anything between £1,200 per sq ft for an unmodernised property to in excess of £2,000 per sq ft. with flats usually demanding more than houses.

For example, the most recent sales in the area include a two bedroom mews house in Pembridge Mews which sold for £2,350,000, a three bedroom terraced house on Westbourne Park Road which sold for £4,575,000 and a one bedroom apartment on Chepstow Road that sold for £850,000; these sales all completed in June of this year.

Good schools within the area include Thomas Jones Primary School, which has been judged ‘outstanding’ by Ofsted, as well as independent schools such as Notting Hill Preparatory and Chepstow House School.
